Search to Settlement

The 5 Step Process

1. Needs Discovery

We listen, learn and understand what your needs are; what’s important to you; what budget you are working with; and what’s your purpose in purchasing a property. The initial consultation is free.

2. Source

The search begins for properties that meet your needs. We find properties that are on market and “off market” (i.e. listings that are no advertised online)

3. Property Assessment & Evaluation

We shortlist the best properties for you to consider, provide expert advice on location, size, property type & features, orientation, floorplan.

We coordinate services to assist in the purchase, such as building & pest inspections, financiers and legal advice to review the contract of sale. We also contact the local council and Owners Corporations to assess any restrictions, covenants, building works or special levies that may affect the property & or building’s future value.

We conduct a comprehensive assessment of the estimated market value of the property, the estimated rental return, and provide a competitive market analysis report for you to review.

4. Negotiation & Acquisition

As the seller has professional representation through an estate agent so should you! We act on your behalf at auction, bid and negotiate, to achieve the right price and best possible terms and conditions.

Whether the property is sold prior to auction; under the hammer; passes in at auction, or is being sold via private treaty or expression of interest, this is where an expert can make all the difference.

5. Settlement Completion

We support you while the property is under contract, as you conduct a final inspection, right until you pick up the keys!

Professional Fee for Service

An initial engagement fee is payable to start the search. Upon a successful purchase, a professional fee is payable.

Appraisal & Negotiation

Congratulations on finding the property that is right for you! Now you need to buy it and not overpay. Easier said than done! We can provide an objective assessment of the property’s market value and conduct a thorough due diligence on the property.

We may uncover future property related costs that you may have overlooked, such as building levies; reveal future development, that may diminish or improve a property’s value and share our market intelligence to ensure you make a good buy!

Auction Bidding / Negotiation
